1) Who we are & scope
These Terms & Conditions (“Terms”) govern (i) your use of the website https://sea-la-vie-holidays.com/ (the “Site”), and (ii) your booking and stay at properties managed by Sea la Vie Home Rental L.L.C. (“Sea la Vie”, “we”, “us”, “our”) in Dubai, United Arab Emirates.
We operate licensed Holiday Homes in the Emirate of Dubai. Each unit is permitted in the DET Holiday Homes system and must comply with DET regulations (permit per unit, reporting, and payment of the Tourism Dirham fee). Hostaway
By using the Site or placing a booking, you accept these Terms and our Privacy Policy and Cookie Policy.
2) Regulatory notice (Dubai Holiday Homes & UAE law)
- Short-term rentals in Dubai require a DET operator registration and a permit for each unit; listings must display the permit number, and stays must be reported via the HH system, with Tourism Dirham collected and remitted. Hostaway
- A Tourism Dirham fee applies per bedroom per night of the stay and is capped at the first 30 consecutive nights; the amount depends on the unit classification (commonly AED 10 for Standard, AED 15 for Deluxe). Rates are set by DET and may change. We collect the applicable fee from guests and remit to DET. dubaidet.gov.ae+1
- Guests and visitors must follow the internal rules applicable to Holiday Homes, including quiet-hours and visitor restrictions required by DET (see Section 10). Scribd

3) Eligibility & identity verification
- You must be 18+ to contract and check in.
- All staying guests must provide valid identification (passport or Emirates ID). Building security or the community may require advance submission for access approvals. We are required to record/report guest details in the Holiday Homes system as part of compliance. Refusal to provide required information may result in refusal of accommodation without refund of non-refundable amounts. chekin.com
4) Booking process & contract formation
- A booking is confirmed only after (i) our written confirmation and (ii) receipt of required payments (room charges, Tourism Dirham, fees, and any security deposit/pre-authorisation).
- The person making the booking (“Lead Guest”) is responsible for the conduct of the entire party and for ensuring compliance with these Terms and community rules.
5) Prices, fees, taxes & currency
- Prices are shown in AED unless stated otherwise.
- The Tourism Dirham is charged per DET rules (see §2). Other applicable taxes/fees (e.g., VAT if applicable to our business) may be added as required by UAE law.
- Final charges include any add-ons you select (e.g., extra cleaning), late-checkout fees (if approved), community access fees (if any), and damage/incident charges per §12. u.ae
6) Payment, pre-authorisation & deposit
- We may use a third-party payment processor. We do not store full card numbers.
- A refundable security deposit/card pre-authorisation of [AED amount] per stay [or per night] may be required before check-in to cover damages, breaches of house rules, excessive cleaning, missing items, or fines from the community/authorities caused by your party. 7) Cancellations, no-shows & changes
- Flexible rate (example; customise): Full refund for cancellations received [14 days] before 3:00 PM local time on the day of arrival; after that window, [first 2 nights + fees] are non-refundable.
- Non-refundable rate (example): 100% of stay total is charged at booking; cancellations or no-shows are not refunded.
- Modifications are subject to availability and any price differences at the time of change.
- Where required by law or order (e.g., emergency closures), we may cancel or relocate your booking with a refund of unconsumed nights as set out in §15 (force majeure).
8) Check-in/out, early arrivals & late departures
- Standard check-in: [from 3:00 PM]; checkout: [by 11:00 AM].
- Early check-in / late checkout are subject to availability, written approval, and may incur charges.
- We must be able to register check-ins/outs in the HH system and comply with building access procedures. Scribd
9) Occupancy, keys & access devices
- Maximum occupancy per unit is set by DET classification and building/community rules. Your confirmation states the maximum allowed occupants (including children). Exceeding occupancy is a breach and may lead to eviction and charges. Hostaway
- Keys/fobs/access cards remain our property and must be returned at checkout. Lost items may incur [AED amount] per item and any community reissuance fees.
10) House rules (DET requirements & community rules)
To respect residential communities and comply with DET rules, you and your visitors must:
- Observe visitor restrictions: No visitors may remain in the Holiday Home between 12:00 midnight and 8:00 AM. Visitor access hours and limits may be set by the building/community and will be communicated in your check-in instructions. Scribd
- Respect quiet hours: avoid noise disturbing neighbours, especially 10:00 PM–8:00 AM. Parties/events are prohibited unless expressly authorised in writing. Scribd
- Follow safety & community rules: fire-safety, waste disposal, parking, pool/gym rules, balcony safety, and supervision of children in all recreation areas. Airbnb+1
- No smoking in non-smoking areas. No illegal substances or activities.
- No alterations to the unit and no commercial filming/shoots without our prior written approval and any required permits.
Breach of house rules may result in eviction without refund, forfeiture of deposit, fines, and recovery of losses. Scribd
11) Maintenance, utilities & access
- Reasonable wear and tear, local construction noise, or temporary utility outages may occur and are outside our control. We will use reasonable efforts to resolve issues promptly.
- Our staff, contractors, building security, management, or authorities may enter the property with reasonable notice for maintenance, safety, compliance, or emergencies.
12) Damage, missing items & excessive cleaning
- You are responsible for damage, missing items, stains, or excessive cleaning caused by you, your party, or your visitors.
- We may charge actual repair/replacement costs, specialist cleaning, lost-key/fob fees, community fines, and administration fee of [AED amount or %].
13) Facilities, amenities & special requests
- Amenities (e.g., parking, pool, gym, Wi-Fi, cribs) are subject to availability and community rules. Access for visitors to facilities may be restricted by the building.
- Special requests are not guaranteed unless confirmed in writing.
14) Limitation of liability
To the maximum extent permitted by UAE law, we are not liable for (i) indirect, incidental, or consequential losses; (ii) loss of enjoyment, business, or profit; (iii) theft, loss, or damage to personal belongings; or (iv) events beyond our reasonable control (see §15). Our total liability for claims arising from your booking shall not exceed the amounts paid for the affected nights, except where prohibited by law.
15) Force majeure
We are not in breach nor liable for delay/failure where caused by events beyond our reasonable control (e.g., government action, building/community restrictions, utility failures, extreme weather, public health measures). We may cancel, amend, or relocate bookings; where relocation is not possible, we will refund unused nights and mandatory fees actually collected for those nights.
16) Website terms of use
- Content & IP: The Site and its content are owned by or licensed to Sea la Vie. You may not copy, modify, or use content except for personal, non-commercial use related to a booking.
- Acceptable use: Do not misuse the Site, attempt unauthorised access, scrape, or interfere with security measures.
- Third-party links & tools: We are not responsible for third-party sites, services, or their terms.
- Errors: We may correct obvious errors (typographical, price, availability) and cancel/refund if an error materially affects your booking.
17) Privacy & cookies
Personal data is processed per our Privacy Policy and Cookie Policy and in line with the UAE PDPL (Federal Decree-Law No. 45 of 2021). For details on your rights (access, correction, deletion, etc.), see the Privacy Policy. u.ae
18) Anti-fraud & security
We may use security tools (e.g., identity verification, anomaly detection) and reserve the right to decline or cancel bookings suspected of fraud or non-compliance, including where required by DET, building management, or law enforcement.
19) Complaints & dispute resolution
Please raise issues during your stay so we can assist promptly. You may also contact us after checkout via https://sea-la-vie-holidays.com/contact/. Consumer protections under UAE law apply where relevant. Any dispute is governed by the laws of the UAE and the Emirate of Dubai, with exclusive jurisdiction of the Dubai Courts, unless mandatory law provides otherwise.
20) Changes to these Terms
We may update these Terms periodically. The updated version will be posted on the Site with a new Effective date. Material changes to booked stays will be communicated where required.
